- What
kinds of contracts do you offer?
We offer several types: Fixed Bid, Cost Plus
and Negotiated contracts.
- How
can I track our spending?
Depending on the type of contract agreed upon,
we produce a weekly cost analysis that tracks labor, subs, equipment and
material and compares budget versus actual spending.
- If
I have questions about the project, whom do I talk to?
A foreman will be assigned to your project,
readily accessible and prepared to answer questions, solve problems and
offer knowledgeable alternatives. Youll have the opportunity to meet
and talk with your foreman prior to construction.
- How
do you contain dust and debris?
We use protective systems for every aspect
of construction. From temporary walls for dust control, protective mats
for foot traffic, and masked off areas for demolition, we are careful from
start to finish. We also protect furniture and gardens.
- What
are your billing methods?
We negotiate that in the contract, but typically
customers are invoiced twice a month. Notably, we are a small company and
rely on prompt payments in order to pay our subs and employees on time,
every time. Thats why we have such a sterling reputation with our
employees and subcontractors!
- How
do you work with our neighbors on this project?
Depending on the project size and scope, we
inform neighbors of work schedules, potential traffic/parking/noise issues,
as well as hours of operation. Our signs are prominently posted on each
jobsite with contact numbers.
- How
do your warranties work?
We warranty our work 100% for one year beginning
upon project completion date. This includes six- and twelve-month walkthroughs.
- Can
I see other projects youve done or talk to other customers?
Yes, please do! We welcome your inspection
of projects both completed and under way.
- Do
we get a discount if we pay early?
This can be negotiated into the contract.
- Do
we pay extra for overtime?
Only if the project calls for an accelerated
schedule beyond the scope of standard operations. This would be negotiated
in the contract so that there are no surprises.
- Do
you participate in community or non-profit organizations?
We routinely, and happily, volunteer for non-profit
organizations (in 2001: Henry Art Gallery and GSBA) and are members of a
number of prominent building organizations, including Master Builders Association
and Habitat for Humanity.
- Do
you recycle?
Wherever possible. We directly recycle concrete,
soils, lumber and drywall. We also use recycled materials in our concrete
forming systems.
- What
happens if one of your employees is injured on our job?
We are current with Labor and Industries and
Workmans Compensations Insurance, and employees are covered 100%.
Importantly, each employee is up to date on First Aid and CPR, as well as
fully compliant with OSHA/WISHA safety standards.
- Where
do we check to see if you are licensed and insured?
Visit the Labor and Industries Contractor and
Compliance website: www.Ini.wa.gov/scs/contractors/default.html.
You can also obtain any history and policy status here.
- How
do we protect ourselves from liens?
Go to the link listed above or the Building
Industry Association of Washington found at www.biaw.com.
- We
are concerned about lead and asbestos. How do you handle toxic materials?
We follow strict Federal regulations regarding
handling of toxic materials. We also provide clear information and requirements
before start date.
- How
much money do you require prior to start date?
Depending on scope of work and complexity of
the contract, we generally require 20% of total project cost to hold the
spot and guarantee the job. To reiterate, we run a small, tight business
and have established close relationships with our subs and employees built
upon years of trust, expert scheduling and prompt payment. We rely on timely
payments and security deposits to keep our company rolling forward seamlessly.
- Do
you have financing available?
We work with several brokers to help facilitate
construction projects.
